Modelled total return (growth plus yield) under HTAG's higher-case scenario.
IRSAD
Index of Relative Socio-Economic Advantage and Disadvantage, scored 1–10. Higher means greater relative socio-economic advantage.
Renter:Owner Ratio
The percentage of dwellings in the suburb that are rented rather than owner-occupied.
Stock on Market
Properties currently listed for sale as a percentage of all dwellings in the suburb. Lower means tighter supply.
Inventory
How many months it would take to sell all current listings at the recent sales rate. Lower means listings are being absorbed faster.

The average number of days a property sits on the market before selling.
